Tribeca Green: Sustainably designed Battery Park City rental transforming into luxury sales units

When Tribeca Green opened in the early 2000s, Related Companies conceived it as part of a growing crop of environmentally friendly luxury rentals in Battery Park City – indeed, its name comes from its LEED Gold certification. However, the developer is now in the process of transforming the rental tower into a collection of 270 condop units in anticipation of an early 2023 sales launch.
As part of the conversion, Tribeca Green’s main address will be 210 Warren Street. Its distinct brick and metal cornice detailing were originally designed by Robert A.M. Stern Architects, and the firm is returning to the project to bring the interiors up to condo-caliber standards. This will include adding NEST thermostats to every unit, the better to help residents live more sustainably.

Residents will also enjoy nearly 30,000 square feet of in-building amenities. These include:

  • Fitness center and yoga studio
  • Children’s playroom
  • Teen lounge
  • Co-working business center
  • Dog washroom
  • Dog City daycare and walk services
  • Bike room
  • Indoor parking garage with charging stations for electric vehicles
For all the changes in the works, Tribeca Green’s considerable eco-friendly features will remain intact. These include solar panels on the roof and mechanical systems that reduce the building’s carbon footprint. The building also offers twice-filtered outdoor air, a feature that was pleasant enough when the building was constructed but gained new significance in the age of the pandemic.

Something else that will not change is Tribeca Green’s premier downtown address. By virtue of its proximity to Nelson Rockefeller Park and the Battery Park City Esplanade, many units enjoy treetop and Hudson River views. High-end Tribeca boutiques and Brookfield Place shops are a short walk away, as are retail offerings like Target, Bed Bath & Beyond, and Whole Foods. The outdoor offerings of Teardrop Park, the Battery Park City Ball Fields, Pier 25, and Pier 26 are a short distance away, as are top area schools, Lower Manhattan offices, and numerous transportation options.
Prices are not yet available for Tribeca Green, but a teaser site shows a price range from under $1 million to over $4 million. However, a number of Lower Manhattan rental-to-sales conversions may offer some hints. Next door to Tribeca Green, River & Warren was an early condo conversion; a small handful of current availabilities starts at $1.15 million. Related Companies is also at the helm of the conversion of Truffles Tribeca to 450 Washington Street, a condominium with a bright new façade.
Additionally, down the street from Tribeca Green, The Solaire’s conversion from rental to condo was met with great success: Before sales officially launched, a number of units got snapped up by building residents and word-of-mouth requests from neighbors. As a result, it had the most contracts signed of any Manhattan building in the second quarter of 2022. Closings have commenced with an average price of $1,244 per square foot, and remaining availabilities range from a $745K studio to a $3.2 million three-bed.
